  • Q: Am I required to make my property available to Section 8?

    A: Yes, this is now mandated by our state. Legal Doc
  • Q: Are you licensed?

    A: Yes. We are a licensed real estate brokerage in the state of Washington
  • Q: Can I reach you after hours?

    A: We have a 24/7 emergency line for property emergencies
  • Q: Can you put the money directly into my account?

    A: Yes, all our clients receive rental proceeds via direct deposit.
  • Q: Do I get to see the lease or sign it?

    A: You are welcome to review our lease at any time. We sign the leases on your behalf.
  • Q: Do you sell real estate too?

    A: Yes. We focus exclusively on helping our management clients whenever they need to buy or sell real estate.
  • Q: How and when do I get my checks?

    A: Client funds are released for direct deposit by the 15th of each month. Processing time depends upon your bank, but most clients see deposits in their bank no later than 20th of the month.
  • Q: How is rent collection handled?

    A: Rent is due on the 1st of each month. Once the grace period ends, tenants are notified of any balance owing. Formal notices are posted the following day.
  • Q: How long of a lease do you sign?

    A: Most leases are for 1 year, but periodically, we may recommend a slightly shorter lease term to avoid a lease which expires during a statistically less favorable month to rent properties.
  • Q: How much security deposit do you charge the tenant?

    A: The security deposit depends upon the property, but is generally close to the monthly rent amount.
  • Q: How soon can you start managing my property?

    A: Once we have visited your property for the initial consultation and you have provided a signed management agreement, we get started right away!
  • Q: What type of properties do you manage?

    A: Single-family homes and small multi-family properties
  • Q: What type of reports do I get and how often?

    A: Monthly statements and receipts are emailed.
  • Q: Who holds the tenant security deposit?

    A: We hold the security deposit in a trust account for the tenants. At the time a tenant moves out, we evaluate the move-out condition and compare to the move-in condition to assess tenant responsibility for repairs or cleaning. Any tenant charges are then withheld from the deposit prior to refunding to the tenant.
